When looking for Florida property for sale, it pays to look at some of the excellent re-sale property available both in Orlando and along the coast.

As members of the Multiple Listing Service (MLS), we have access to all listed resale homes for sale. As a general rule, resale homes tend to be available at a slightly lower price than an equivalent new home, although recently many are being sold for similar new home prices, due to the long build times of some of the new property.

Here are a few points worthy of consideration:

A full survey including termite inspection will be necessary with every resale home.
Generally speaking, an older home will not have been covered by the same building code as a new home, for the standards are continually improving and this is especially the case since the last spate of hurricanes.
Some older communities may not be as well equipped for the rental market as newer counterparts (i.e. the individual yards may have to be cared for by its non-resident owner or appointed management company).
A structural warranty may not be transferable on some resale homes.
